He directs in his will (written 31 May 1906) that "my uncle William Henry Dale be permitted to have the use of and occupancy of my Beaconsfield property known as "Ferndale" during his life subject to his paying to my trustees the sum of ten pounds per annum as a small rent by equal half yearly payments and also paying the premiums for insurance of the property against loss or damage by fire and all rates, taxes and cost of repairs and other outgoings in respect of the property. And I direct that any money which may be received under any policy of insurance in respect of said property shall be applied in reinstating the property."
