By 2 October 1885 William John Collyer had been residing on his selection for six years, and had built a two-roomed wooden dwelling-house, measuring 23 x 15 feet, as well as stabling, a cowshed and a pigstye, built from wood and bark. He had fenced his selection and his neighbours were Mr Pither, Mr Fox and Mr Buck. He also planted an orchard of about 4 acres with 315 trees. An inspection by the mounted constable stated that the land was all enclosed, but that Collyer was residing on the selection for about 6 months every year, and that the cowshed and pigstye were in a dilapidated state. The next declaration in December 1885 again showed the fencing and buildings and detailed some covered and some opened drains that had been laid. Collyer stated that his house had now a store and wash house attached, and that he was residing on the property for nine months of the year, the remaining three months he was living at the Grand Hotel in Queenscliff, which was about 70 miles away. He valued his improvements at £573. Collyer did not have any family. He stated that the land was very poor and covered with bayonet grass, and that it was utterly impossible to make a living on it. Neither cattle nor sheep would live on it.
In November 1886 Collyer first applied for a crown grant for a part of the selection (about 109 acres), stating that he wished to subdivide this portion and sell it in small allotments. Then he stated that he was ready to purchase the whole area, and two days later he applied for a transfer of leasehold for part of the selection, ie the 109 acres mentioned in the first instance. He transferred the lease for 109 acres, now known as GEM-E-4A to his uncle George Gutsole on 13 Nov 1886, and George Gutsol(e) transferred it back to William John Collyer on 30 Nov 1886. Two weeks later the Crown Grant was issued.1 |

Prell, of Melbourne, owner of the Richmond Downs Station, received injuries internally which resulted in his death on Saturday night. The deceased was assisting to draft some cattle, when a cow kicked the stick which the deceased was pushing the cattle with into his body. He died from the injuries.3 |
