KEAST, Auctioneers, have been a instructed by the assignee (Mr T. C. Walker, Collins street, Melbourne), in the insolvent estate of G. W. Simmons, to sell by public auction, at the Coffee Palace, Emerald, on the above date, at 1 o'clock sharp,
    All that piece of land, being part of Crown allotment 1, township of Emerald, certificate of title, volume 3301 folio 660.052, having a frontage of 90ft. to the Main street by a depth of 132 feet. On the property is erected a W.B. Coffee Palace, containing 15 rooms and all conveniences; wash house, with copper and troughs, stables, buggy sheds, &c. Water is laid on to the property, being supplied with a well over which has been erected a wind mill, with elevated tanks. This property is bringing in a good rental, situate close to the railway station, and is practically a new building. There is a wine licence for the coffee palace. Emerald township is situated beyond Fern Tree Gully, on the narrow gaugelline, and during recent years has become very popular as a week-end pleasure resort.
    Also, all that piece of land, being lots 2 and 3 of subdivision of part of allotment 1, parish of Gembrook, containing 85 acres 3 roods 7 perches. This very nice farm is situate 2 miles from Emerald railway station, and a good road, and is admirably adapted for cultivation of hay and root crops and for dairing.
